Valentine’s Day and President’s Day Fun in Methow Valley

Methow Valley knows how to celebrate in style with so many fun activites. Today we could spot the Valentines day skater on the MVSTA Trails in Mazama in her pink tutoo, neon pink hairdoo, tights with hearts and red wings. If you were lucky enough to bump into our Valentine Pixie she would have sprinkled you with pixie dust and fed you choclate kisses too. There are numerous special dinners happening around the valley tonight including a very special menu at the Twisp River Pub.
The real question is Methow Valley are you ready to rock? Whiskey Syndicate will be driving out some heavy duty rock this Friday night February 15, 2013 at the Old Schoolhouse Brewery. It is free and music will start at 7:00 pm.

Then if you are really motivated to move to music in Winthrop Washington after a full day of skiing, a second night with a different flavor of music is Andrew Vait returning to the Old School House Brew Pub Saturday night February 16, 2013.

It will be exciting to see how 2013 stacks up for real estate because the basis for comparison will be 2012 a stronger year than 2011. Will we still see dramatic increases in sales activities for Methow Valley real estate in 2013? Only time will tell but January 2013 market reports are starting the year off with a bang.

When we compare the sales results for January 2013 real estate compared to January 2012 we see that sales are up a whooping 309%. Pending sales are however down a mere 5.2% when compared to the current month report compared to one year ago.

The sold properties in Methow Valley real estate for January 2013 when compared to previous month (December 2012) are up 200.7% but pending sales for this category are up by only 4.5%.

Comparing this quarter to this same quarter one full year ago for the sold and pending properties we see the sold group is up 50.7% and the pending is down a small amount by 1.1%.

The final month for Pending and Sold Methow Valley real estate is here and now we can learn what the Methow Valley Real Estate Market for the entire 2012 year was all about. Increases across the board with a much improved market as compared to 2011! This is exciting news for both Buyers and Sellers interested in Methow Valley real estate.

The data in the charts below is based on the database of the Nothwest Multiple Listing Service (NWMLS). Note that these statistics are not compiled or published by NWMLS. We are seeing once again an increase in pending sales (under contract but not yet closed transactions) and a whooping 200% increase in sold listings when we compare these results to the results of December 2011 in the Methow Valley.

Methow Valley Real Estate Market Report November 2012

The Methow Valley real estate sales report for November 2012. We see a flat line for sold to list price comparison up in the 90 percentile and holding which would logically indicate a stronger real estate market than past quarters. We do have a decrease in the sold properties and an increase in pending sales when we compare this month to last year this month.. There is an increase in inventory based on sales which corresponds to a slow down in sales for November 2012 when compared to sales of Methow Valley in 2011.

The trend is our friend and here in beautiful Methow Valley as across the nation real estate sales are up up up compared to last year overall. It will be interesting to see what the report shows for next month! Stay tuned for the year in review.

The market reports for Methow Valley real estate this past month is mixed. The one increase across the board is inventory. This is unusual for our area because our North Cascades Highway (closed for winter 2012) is not accessable for Winter months and tends to correspond to the Methow Valley peak months for typical Methow Valley real estate listing increases. Yet this late fall we are seeing an increase in inventory. Perhaps seller confidence is mirrored by this unusual market activity.

Pending Sales are up for the quarter as compared to last year but sales and pending sales are not up compared to the previous month of September 2012, and the October month one year ago.

Take a look at the statistics for Methow Valley real estate September 2011 as compared to Methow Valley real estate September 2012. I think we have no other conclusion then a firm yes, this real estate market in beautiful Methow Valley is rebounding along with the overall national real estate market in general.

Inventory for Methow Valley real estate in September of 2011 was actually higher by a mere 2.5%, but the whole picture shows this as logical. Sold inventory for September 2012 in Methow Valley is up by 21.4% compared to Methow Valley real estate sales for September 2011. The pending sales for September 2012 are up slightly by 7.5% when compared to pending sales in Methow Valley real estate for September 2011.
