Here is the monthly market report for August 2012 for Methow Valley real estate sales. It is already almost October as the time seems to fly by, and I can tell you that September has been very active for Methow Valley home and land sales too!.
This information is provided by the Northwest Multiple Listing Service database. Of note is the uptick in pending sales when you compare August 2011. The pending sales are up a whopping 150%. There is also an uptick in the pending sales by a third as compared with the previous month of July 2012.Seems there can be no doubt that my predictions in January of the improvement in Methow Valley real estate sales was spot on.
There are 19 diverse and unique communities in Methow Valley. These sales charts represent all property status, and cover from North to South: West Chewack, East Chewack, Lost River, Mazama, Edelweiss, Wolf Creek, Rendezvous, Winthrop West, Winthrop Washington, East County Rd., Twin Lakes, Pine Forest, Winthrop South, Twisp, Twisp River Rd., Twisp South, West County Rd., Carlton and Methow.
This is a good sign for both sellers and buyers. Methow Valley property owners, in a predominantly second home and vacation region, are feeling more confident about placing properties on market (improving selection and quality of inventory), while the buyers are still enjoying solid values and fantastic interest rates.
